Curb Appeal Can Work Both Ways for You


 Investing in real estate takes a little imagination and creativity. You want to develop an eye for property that requires just a little cosmetic updating, otherwise known as ´curb appeal.´ There are properties out there, that you can negotiate a lower price on, or pick up for lower than market value, just because they lack curb appeal.

 

Curb appeal is the appearance of the home from the outside. A house that needs some landscaping work, the grass cut, fences repaired, or exterior paint will sell for less than market value. You need to learn to estimate just how much work a home will need to get that curb appeal. Sometimes, a couple of thousand dollars and some TLC is all a property needs to look nice from the outside.

 

Often you can pick up property, fix the curb appeal and turn the same property around and make a profit. Experts like Dean Graziosi agree that a buyer will get a first impression of a home in just a few seconds and this will influence his buying decision. So, if you want to increase the value of your investment property you need to pay close attention to the exterior of the home and make it look attractive with a new paint job, nice bushes, flowers and landscaping. Keep the drive and the walk clean and repaired.  Make sure the grass is cut, fertilized and kept green. Clean out the gutters, windows, and make sure the siding and decks are in good shape.

You want to find homes that lack curb appeal, so that you can negotiate a lower price, and you want to focus on curb appeal when selling, so you get a higher price when you sell the property.
